Situated near the foot of Mount Royal and bordered by Plateau Mont Royal, Cote des Neiges and Westmount, Outremont has gone through some remarkable changes over the years and has seen real estate prices reflect those changes. Years ago the borough of Outremont was somewhat akin to a French version of Greenwich Village in New York City.

In the 60’s and 70’s French poets, playwrights, novelists, painters, sculptors, actors, musicians and artisans from all over the province seemed to congregate in Outremont. The old Outremont Theatre built in 1929 has given many aspiring Quebec actors their start as well as featuring numerous Quebec musical acts.  Its popularity waned in the 80’s and its exterior façade and interior décor became dilapidated. However, in the 1990’s a movement was afoot to restore the Theatre to its former glory. But now with its roomier interior, more comfortable seating arrangement and improved acoustics has actually made it even more spectacular than before.

The area of Outremont was predominantly middle class, but more and more people became aware of its unique character and were attracted to its bohemian charm. There were quaint cafes and small restaurants that became a rendezvous hub. In the 70’s and 80’s it became popular to buy old fixer uppers and restore them to their former glory. Housing prices went through the roof and so did the demand for property in the area. Condos, brownstones, duplexes, houses, warehouses etc., all were in high demand for those eager to restore and rejuvenate properties into luxury living spaces.

Old warehouses and apartments became upscale condominium complexes and lofts. As demand was high they were snapped up in no time. It’s not uncommon to see a 3½-condo loft selling for over $1.5 million. And the renovation boom was not only for residential buildings. More and more fashionable restaurants and boutiques began appearing, attracting a richer clientele who then decided to relocate to the area as well, thus increasing the boom and the demand for more housing.

The lovely parks, fine dining and superb shopping made it the place to be and be seen. Doctors, lawyers, judges, actors, musicians, business owners and other wealthy individuals began buying up properties. It is quite common to see condo prices that now exceed $1million, depending where in the borough you want to live and what kind of condo you desire. Outremont has developed from a diamond in the rough to an exquisite polished gem. Trying to find condos for sale or rent makes for an adventure in itself, but well worth the effort.

Its proximity to the center of the city also makes it a desirable community for those who work in the downtown core. Thus a demand for available housing will always keep it a property owners delight. For those thinking green it also makes sense because one can virtually walk to work or ride a bike if their place of business is in the heart of town.

There is plenty of access to buses, the train and the metro system as well, so for those preferring to dispense with their car or simply not wishing to fight downtown traffic they can take full advantage of the boroughs efficient transit system. Your chances of acquiring a dream condominium are only limited by the amount of money you wish to spend and if you prefer to renovate an old property or buy a newly refurbished one. Happy hunting!
